New Developments

For those wishing to buy a property for investment or equally those wishing to buy a modern property with no work required, new build and off-plan properties still offer advantages.

Off-plan


Buying a property before it is built, from its plans and from the plans of the development around it is beneficial in that it offers the client discount prices, and furthermore, no completion payments for several months, often up to 24 or 36 months, therefore postponing additional mortgage payments.
A deposit is usually required and can be anything from 10% to 50%. Each builder will provide you with payment terms as part of the contract.

New Build


These properties can either have short lead (build) times – of around 3 to 6 months or be key ready; ready to move into. They will have clear building specifications and will be similar to off-plan in all the guarantees and extra options that may be available to you. However, the price will usually be slightly elevated compared to an off-plan property as the builder’s risk has increased.
New build properties will normally still require a deposit payment but it is usually much smaller than off-plan, as there is less time for the builder to wait until completion.

As with all off-plan and new build developments, you do NOT pay any more by using our service than if you go direct to the builder.

The advantages to using an experienced agent like Harighi International is that we will offer you a choice of several different properties in different developments from different builders, and can also often include in your purchase furniture packages, white goods, cars, free mortgage payments or guaranteed rental for example whereas the builder will not.
